Household Reference Binder major win. I received an offer on my house. The ex-husband insisted on listing for over market value because he is convinced it’s worth significantly more than it is and we knew there was no way we would be able to sell at that amount. We got an offer for under asking but above initial market analysis that was completed 6 months ago but in a close enough range that the realtor was only slightly worried. The house is in a rural area and we have one of very few non manufactured homes so, getting comp ratios is so hard. Lucky for us, 2 equitable houses just sold and for over what we got offered. Lender appraisal was today so I’ve been biting my nails worrying. The appraiser who came is notoriously tough. Huge win though, he did ask my realtor for a list of enhancements and upgrades we have made to the property and when they were completed. We needed to get the info over fast. I didn’t have everything documented but I had a lot and was able to remember a good portion of the rest. I was able to send a comprehensive list of over 40 major upgrades, repairs, continued proactive maintenance and remodel projects that had been completed and when. This was HUGE. My realtor told me for probably the 5th time in a couple months that the binder is the coolest thing she’s ever seen and she has never seen anyone so organized and able to pull out everything from our survey, to our permits from prior work, and everything in between. It has saved us thousands of dollars at this point and may make the difference between meeting appraisal value needed or not. 🤞 this is the end of the saga.
